Florida foreclosures hit 1 in every 373 homes in the first half of 2026, the worst foreclosure rate in America, according to ATTOM. They are rising while Florida home sales rose for the 11th straight month and the single family median reached $425,000. The mortgage is not the reason. Three other bills are.

27,494 Florida filings, up 33% in a year. Foreclosure starts 20,358, second only to Texas. Punta Gorda 1 in 200 homes, Lakeland 0.48%, Cape Coral 0.35%, Jacksonville and Ocala 0.31%. The average Florida foreclosure now runs 563 days, the shortest pipeline since 2013.
Bill one, insurance
Citizens Property Insurance pushed 546,000 policies to private insurers through depopulation. For the households that moved, the premium is set by a private carrier and it lands in the escrow account, which raises the monthly payment without touching the mortgage rate.
Bill two, the condo law
The post-Surfside reserve and milestone inspection regime, under Florida Statute 553.899 and Chapter 718, forces structural integrity reserve studies and funded reserves. Special assessments run from $10,000 to more than $100,000 per unit, due on a schedule the owner does not control.
Bill three, FHA
FHA delinquency reached 11.79% in the MBA's Q2 2026 National Delinquency Survey. FHA is the low down payment channel, so it carries the thinnest equity and the least room to absorb an escrow shock.
Why prices are still rising
A foreclosure filing is not a sale, and a sale is not a lower median. The sequence from distress to a lower price runs through several steps, and Florida is only in the first of them. This is not 2008, and in one respect it is faster: the pipeline clears in 563 days rather than years.
