The rescue
What actually happened
United Wholesale Mortgage lost $451.9M in Q2, suspended its dividend, and blew roughly $600M on an interest-rate hedge protecting a deal that never closed. Oaktree and the Ishbia family put up $2.05B to stabilize the company. The rescue is the story, because the terms of a rescue tell you what sophisticated credit investors think the assets are worth.
One week, three verdicts
In the same 7 days, Better.com Mortgages (NASDAQ: BETR) replaced its founder as CEO by mutual agreement with the board, with board member Daniel Lewis, founder of the hedge fund Orange Capital, stepping in as interim chief. Rocket Companies (NYSE: RKT) printed record revenue. One industry, liquidating and consolidating at the same time.
Why this is not 2008
In 2008 the rot was inside the mortgages themselves. Today the American mortgage book is one of the cleanest assets on earth, because nobody defaults on a 3% fixed mortgage. The stress is in the lenders' business models, not the loans. That distinction decides who survives the consolidation and who gets absorbed by it.
